Roof Repair Smedway's Flat Roof Repair crews are trained on TPO, EPDM, and modified bitumen systems across Lexington, not general shingle work applied to a flat surface.
A flat roof leak rarely shows up directly above where the water actually entered — membrane systems move water laterally before it drips through.
We also test repaired seams for a proper bond before leaving, rather than assuming a visual check is enough.
Every Flat Roof Repair technician carries current Lexington, MA licensing for commercial roofing work.
We coordinate Lexington scheduling around your business hours whenever the situation allows.
Membrane type and repair scope are itemized separately in every Flat Roof Repair estimate.
Proper membrane welding equipment prevents the seam failures common with improvised patches.
Flat roof issues cover a specific range of membrane and drainage problems — here's our Flat Roof Repair scope.
TPO seam separation gets properly heat-welded, not just caulked over as a temporary fix.
We identify the membrane type first, since EPDM and TPO repairs use different adhesive systems.
We identify why water is pooling — often a low spot or blocked drain — before recommending a solution.
Modified bitumen blisters and seam issues are repaired using proper torch-down or cold-adhesive technique depending on the situation.
We clear and repair drains and scuppers as part of a full Flat Roof Repair visit.
Rooftop HVAC units and their curbs are a frequent source of Lexington commercial roof leaks that general roofers often overlook.
